It’s still surreal the fact that I am finally done with college and have left Kroger. This means that I have gotten my weekdays back as well as my weekends to focus on what I want to focus on. I still think to myself...”omg I don’t hvae to go to kroger on the weekend!” Or “no school anymore!” “All I have right now is the gym and business!” Other things will enter as well! Working on love and spirituality as well. I’m only 2 weeks removed from Graduation and leaving my part time job, that’s why I still have these lovely feelings. After these thoughts run through my mind I have a sigh of sweet relief lol.
Feeling energized to be helping some great people do great property deals here in Tbilisi. This morning, I met with a guy who is helping people earn up to 15% yields on core, city center properties... totally hands-off. We went through all of the numbers and it was amazing.
Four years ago, I wasn't so hot on Tbilisi real estate. It turns out, I didn't really understand the market. I was talking to the wrong people and looking at the wrong stuff. Once I figured it out, things "clicked". Since then, I've bought/sold about a dozen properties in Georgia as a (very) part-time side project to my main business. Each deal has been profitable, and the properties I hold are increasing in value.
There have been little things I've learned along the way that could make deals hard for newbies. Like the fact that neighbors can disapprove certain renovations to your house, and you have to know how to deal with it. Or the fact that most sellers get a certain amount of time rent-free once you buy their place.
Any new real estate market can be a minefield for the uninitiated, and it's taken me awhile to realize the true potential in this "hidden gem" market. Today, Tbilisi is one of only a few capital cities in the world where city center property sells for less than $1,000 per meter.
In some cases, much less... if you know what you're doing.
With tourism and GDP growth, I expect prices in key areas to double in the next several years. I rarely am so bullish on real estate, but the indicators all make sense here.
That's why, despite so many other deals that offer me business benefits, I'm putting more money into Tbilisi real estate.
And I was wondering: would it be helpful if I did a three-day, live walkthrough, where I showed you every aspect of investing in Tbilisi real estate, and emerging markets in general? If there is interest for a real estate mastermind, I'd be happy to carve out some time to show a select number of people exactly what to do.
